Could your tenant get a Free Boiler?

If you’re a landlord or estate agent and your tenant receives the right combination of income-related benefits, they could qualify for a government-funded boiler replacement. To be eligible, the current boiler must be at least 6 years old.
Who Covers the Costs?
The UK Government’s ECO (Energy Company Obligation) scheme provides non-repayable grants to cover the full cost of boiler replacement and installation. It’s designed to help households most in need by improving energy efficiency. So far, millions of boilers have been installed through the scheme—and many more properties could still benefit.
Why It’s Good for Landlords
Landlords are legally required to address reasonable tenant requests for property improvements. If you’ve been putting off replacing an old or faulty boiler due to cost, the ECO scheme could offer a no-cost solution. Plus, a new A-rated boiler can significantly improve your property’s EPC rating—making it more attractive to future tenants and boosting resale value.
How it Works
How it works for both Tenant and Landlords is explained below.
How Can Tenants Apply?
Unless you know exactly which benefits your tenant receives and have the relevant paperwork to hand, we recommend directing them to our Free Boiler Scheme page to apply themselves. This ensures the information provided is accurate and helps avoid unnecessary delays in their grant application.
